Working Florida
What matters on a Florida land list.
Flood zones and wetlands
Florida land lists need strict flood zone and wetland filters. We apply them before dialing so callers do not waste time on parcels you would never buy.
Tax deed parcels
Florida counties sell tax deed parcels through the Clerk of Court. Owners with delinquent taxes are often motivated to sell before that happens.
Out of state owners
Many Florida lots were bought by people who live elsewhere and never built. Out of state ownership is one of our strongest scoring signals here.
Calling rules
Calling land owners in Florida
Florida adds its own rules on top of federal ones. Under the Florida Telephone Solicitation Act (section 501.059), callers must give their real first and last name and the business they are calling for, numbers on Florida’s state no sales solicitation list must be screened out, and calls placed with an automated system for selecting and dialing numbers need prior express written consent. Florida law also limits calling hours and how many times a day you can call the same person. Confirm your setup with your attorney before calling Florida owners.
This is general information, not legal advice. See our guide to TCPA rules for land cold calling.
